Most brokerages are built to move volume. We built this one smaller on purpose. A practice where the person you meet first is the person who reads your inspection report, sits at your closing, and takes your call two years later.

Josh came to real estate from outside it: mechanical engineering, a corporate career, then an MBA in real estate finance. He didn’t learn this business from a sales script, and it shows in how he talks about a property, structural condition, resale potential, what a renovation actually costs versus what it returns.

What that looks like in practice: we tell you when a property is a bad idea. We put numbers in front of you before opinions. We work a market we actually live in, so the advice is specific to the block, not the county. And we keep the client list small enough that none of that has to be delegated.

REALTOR®

Natalie Grisz

Ten years in real estate and an investor since her first condo in 2013. She has been on the buyer’s side of a first purchase, a rehab, and a portfolio built one property at a time — the same steps she walks clients through now.

How we work

What to expect, every time

Numbers before opinions

Comparable sales, carrying costs, and what the property is likely to do over five years — on paper, before anyone gets attached to it.

We will talk you out of it

If a house is wrong for you, or priced wrong, we say so. A commission is not worth a client who regrets the purchase.

One point of contact

The person you meet at the first showing is the one who negotiates, attends the inspection, and sits at the closing table.

Answered the same day

In a market where offers move in hours, responsiveness is part of the service, not a courtesy.

The relationship outlasts the deal

Most of our business comes from past clients and the people they send. That only works if we are still useful after the keys change hands.

Where we work

A market we can speak about street by street.

We focus on the western suburbs because that is the only way to know which side of the tracks holds value, which station has express service, and which school boundary moves a price.
